How we help you sell
Selling a farm starts with understanding the property properly. Agriland works with sellers from the initial farm visit through to marketing, negotiations and the transaction process.
1. We visit the farm
We inspect the property to understand its land, water, infrastructure, carrying capacity, improvements, location and current use. This gives us the practical context needed to assess how the farm is likely to be viewed by prospective buyers.
2. We assess its market position
We consider comparable properties, current demand, recent market activity and the particular strengths and limitations of the farm. From this, we can discuss a realistic market position and appropriate asking-price strategy.
3. We agree how to market it
Not every farm should be marketed in the same way. Depending on the property and the seller's circumstances, this may include a public listing, targeted marketing to suitable buyers, or a more discreet private approach.
4. We manage the sale process
Agriland handles enquiries, buyer qualification, farm viewings and negotiations, and can assist with the practical steps required to move the transaction forward.
What is my farm worth?
There is rarely a single price-per-hectare figure that accurately determines the value of a Namibian farm. Land quality, carrying capacity, water, infrastructure, improvements, location, access and current market demand can all have a material effect on value. Asking prices on other farms can provide useful context, but they are not the same as evidence of what buyers are actually prepared to pay.
A proper market appraisal therefore starts with the farm itself and with an understanding of the market in which it will be offered. For a more detailed explanation of the factors that influence farm values, including worked examples, see our How a Farm for Sale is valued in Namibia article.
Not every farm needs to be publicly advertised
Some sellers want broad market exposure. Others prefer a more discreet approach. Agriland regularly works with owners who do not wish to advertise their property publicly. In suitable cases, a farm can be introduced selectively to established buyers and prospective purchasers within our network without first being placed on the open market.
The appropriate approach depends on the farm, the seller's circumstances and the type of buyer most likely to be interested.
If confidentiality is important to you, we can discuss the options before any information about the property is published.
Selling agricultural land involves more than finding a buyer
The sale of agricultural land in Namibia involves legal and administrative requirements that should be considered early in the process. Depending on the property and transaction, this can include the agricultural land waiver process, preparation of supporting information and coordination with the parties involved in the transfer.
Agriland assists sellers with the waiver application process and can help guide the transaction from an accepted offer through the practical steps that follow. For more information, see our Seller's Guide to Waiver Certificates in Namibia.
